Should I replace my carpet?

You are about to embark on the mission to sell your home. The cleaning, de-cluttering, and staging have begun.  But there is one uncertainty looming in the back of your mind –the carpets. Before the signatures are on the appropriate dotted lines to list the home at the suggested market value let’s evaluate that little annoyance you have been trying to deny.

The carpets in your home are of varying ages and stages of wear.  Some look great because those rooms are hardly used, while others are looking a little tired or even, dare we say “sad”.  Here are some guidelines on what to do about remedial solutions for carpets and/or replacement suggestions.

  • Many times the carpets in the rooms that are in decent shape are that way because the room is not in the mainstream of everyday living.  At the same time these carpets can be dated in color and/or texture.  In fact it may even be the same carpeting from the owner prior to you.  You know the type, avocado, burgundy, or deep navy blue—ugh.  I challenge any realtor to find a buyer that says, “I’ve got to have it.”  My suggestion would be to select a relatively inexpensive neutral replacement with upgraded padding to add perceived value to that room.

and Zillow are great programs however they are not local.  They are not current to activity at the minute and projections on values of homes are questionable based on global measures and not having local information as a local Realtor would.  So what to do? Add my search engine to your mobile devise or  computer and get direct and current home sales, open houses, know when a home is off the market and sold right away and find similar homes in the area.  The search engine has GPS function that you can activate on your phone  and with that it will give you comparables while you are in the driveway of that dream home.  Now how cool is that?

The answer is YES. Buyers want a move-in ready home. They don't ant a carpet allowance the majority of the time. They want to see it, not imagine it or add anything else to their burden of packing and moving.

Stan, I showed a house earlier this week that was disgusting. The carpets looked terrible and the house wreaked of cat urine. An emphatic yes, replace the carpet.

YES! YES! YES! Replace the carpets!!  Do not use a carpet allowance. Buyers still won't see the value and the seller will pay for it twice.
