What is a CMA?

CMA stands for Comparative Market Analysis. A CMA is a report that is prepared by a real estate agent and is used to determine an estimated sales price. The sales price is determined by researching similar homes in the area that have recently sold.

The first thing an agent will have to do is visually inspect your house. This inspection usually won't take long the agent will mainly be looking at the condition of the house, and will take measurements so they can determine the total square footage. If you plan on making any improvements to the house before placing the home on the market be sure to tell your agent.

Once the agent has looked at your house he or she will have to research the MLS for information about similar homes in the area that have recently sold. Once the agent has thoroughly researched the MLS they will prepare the CMA and print out all the comparables that he or she used. A CMA is not an appraisal only a licensed appraiser can provide you with an appraisal.

A CMA is prepared before placing your house on the market, and most agents will not charge for this.
