Mortgage Debt Relief Act-Reminder to get this Bill Extended!!

Westminster, CO- Just another reminder about getting the Mortgage Debt Relief Act extended! It has been referred to as the HB 3648, and it was designed to assist those homeowners from being hit with a "tax liability" due to deficiencies values from a short sale process.
Regardless, of whether or NOT your state is a Recourse or Non-recourse state, this TAX LIABILITY will be there for you to deal with!

Step up, and show your support by contacting your local Representative from the US Senate or US House of Representatives, and encourage them in getting this bill extended!!

In my County, where the office resides in, Jefferson County in the Denver Metro area, we have seen an increase in foreclosure notices from July/August 2011 -vs- July/August 2012, 12% and 22%, respectively! That means Banks are starting to release the notices that they have been holding back for quite some time.

We have talked with many homeowners that are in upside down and distressed situations who have missed anywhere from 6-10 months of payments, without notification. They are NOW happening!

These homeowners need help, and this Mortgage Debt Relief Act, does help relief some of the pain of having to sell and MOVE on with their lives!!

Important Notice

Dan Hopper, Remax Alliance, and the Stop Foreclosure help are not affiliated in any way, shape, or form with the government. Our services have not been reviewed or endorse by the government or your lender. Most lenders willingly work with agents on short sales. Why?

Because most short sales are beneficial to a lender. If you accept our offer to help you on a short sale, your lender may not agree to a short sale or to modify your loan. We do offer a loan modification kit.

However, the likelihood of negotiating a modification is like everything else in life. It takes work and persistence to convince your lender to modify your loan. No matter what you or we do, your lender may not approve a loan modification.

We do not recommend that you stop paying your mortgage, because this will cause damage to your credit and could cause you to lose your home. Because we know avoiding foreclosure is so important to any homeowner, we recommend that you speak with the appropriate legal or tax advisor before making any decision.

This is not intended as legal, technical, or tax advice. Please speak with a licensed professional before making any decision. Information is deemed reliable but not guaranteed as of the date of writing.

You have the option to reject a short sale or loan modification from your lender if it does not meet your approval. If you decide not to go thru with the short sale, then you do not have to pay us our fee. We normally make a real estate sales commission for helping you on a short sale.

If this does not get extended, so many folks will have continues issues for years to come. I don't see a 5 years extension, but need to get a least 2 years.

Thanks Joe, you are right... the tax liability is very damaging to the seller.  Even 2 yrs would benefit while we get through this mess.
