Realtors and their buyers..loyalty required! I vet my new Buyers carefully, yet there is always the chance that they just may decide they can save money or make more money, (in their minds), if they go direct. By direct I mean, they go directly to the Listing Agent after using you to educate them about the area. Or..the Buyers again use you to educate them about the available inventory in the area and then ditch you for another realtor.
Loyalty is HUGE for me. In every aspect of my life, so it is gobsmacking to me when this happens! I simply cannot fathom treating a person that is doing their job, working hard and producing results, anything other than with loyalty. But..it has happened a couple times in my career as a Realtor. It happened in my past career as a professional athlete, and I'm sure loyalty is broken every day for many people. It is still surprising.
It happened again. I sold a client a home about 6 years ago. We have stayed in touch so in November of last year I found her a lovely little investment home that is now rented for a solid profit each month.
She called me again last week. Looking for another "investment home like the one you found me last year." Well..that was last year. The market has changed dramatically..for the better in my Palm Springs Valley area. We spent hours several days in a row,(in triple digit heat), looking at homes while I re-educated her about how much more she will have to pay now. Still a good investment, but not as high a return.
She just told me that now that she can see the price for single family homes has gone up, and she can't make "enough money", so she has decided to use another agent and buy a multi-family investment property.
"Thanks for your time Kim..nice to see you again."
Hmmm...should've saved my time and gas money....never a dull moment in the real estate world!
On to the next play..
