HOW Do I SELL my Home?

By
Real Estate Broker/Owner with Godzyk Real Estate Services NH License 033394

Most blogs stress tips for first time buyers but a call this morning from a frantic home ownerin the Manchester NH area asked "HOW Do I SELL my Home?" I specialize in Listing and Selling homes so I sat up straight and was more than happy to answer.   As a Leading Agent here in the New Hampshire area, I strive to make the Selling process a wonderful experience for my clients by working with them through ALL steps of the Selling process. If you are looking to SELL YOUR PROPERTY there are some steps you can take in order to make your selling process easier. The one things Sellers are demanding these days is Service.

manchester nh real estate agentThe FIRST STEP in the SELLING PROCESS is Hiring an agent to assist you. All agents are not created equal, so your choice in agents is one of the most important steps. You will want to hire a LISTING AGENT who is FULL TIME and WELL EXPERIENCED with your type of home and with the area your property is located in.

a. Why FULL TIME: You should choose a Full Time Agent because their sole job and focus should be on Selling Homes. The key to home sales is being able to be available in that short notice that a buyer may give to see your home and write an offer before they move on to the next home becuase they could not get into yours.

b. Why FULL SERVICE: With discount brokers you may get discount services. Nothing beats a full service marketing program working to market your home, attract potential buyers and get your home sold.

c. ASK QUESTIONS? Do they show they answer their own phone? Do they return email and voice messages? Do they show their own listings? Do they provide feedback after showings? Bigger is not better, just bigger. It is important to have an active agent who provides that personal service than to want a big national company just for their name.

In conclusion Selling your home can be a wonderful process. Avoiding agents who do not work with you through each step of the selling process is a good start. Most home owners whose homes do not sell during the first 3 months of the listing term do not sell because of price or a lack of attention from your agent. By having a Local agent who works full time, offers full service and knows yoru market, you can get the advanatge of being properly priced, properly marketed and with me, in most cases sold quickly and the best obtainable price.

This is step 1 of our 5 step "HOW TO SELL A HOME SERIES". Please come back each day for more tips and advice.

It does not take magic to turn your "For Sale" sign into a "Sold" sign. it takes a full time Local Agent who specializes in Listing homes like yours.

If you need to sell your home and you owe more than your house is worth, i may be able to help. I specialize in working with home owners to get your home sold. There are many options such as a short sale whcih may be able to help you.

Please try and avoid out of state or out of town agents and companies that make "out of this world promises". We are local agents with experience who never charge any up front fees. WE GET RESULTS!!!

We stand by you through every step in selling your home.

Two rules about real estate agents...As you say they are not equal.  And you get what you pay for!

Gary those are the 2 statements of the day that every potential seller needs to know. 1. ALL agents are not created equal, some are better than others, they will spend more time, have mor epatience and work with you EVERY step of the selling process. and #2 You certainly get what you pay for, hire a discount agent and chances are you are getting discount services which can mean a discounted selling price and limited help and service.

JOHN Thank you for the comment and kind words. Too many home owners rush into listing their homes and 3 months down teh road say "I wish I would have known" Well this is my blog to let them know they can avoid that mistake and choose a great agent from the start.

Scott, excellent post today with great advice to sellers. The questions you suggest are huge because quite frankly, many agents DO NOT answer their phone. Thanks for sharing. Buyers/Sellers in your area would be wise to give you a call.

Hi Scott - That's not only good advice, it's critical that sellers get this first step right. Hiring the wrong agent, or worse, no agent at all, drops the odds of a successful transaction significantly. Their best move in New Hampshire is to call you - simple, easy and very effective.

Selling is indeed a stressful event, but when you are the right agent to help it is much easier.  A full-time, local professional is always the best bet.

Always someone who knows what they're doing.  Not all agents are created equal.  Just like buying a car, the customer interviews but the agent should also interview the customer.

Scott, Hiring a Full-Time Realtor is the best way to get your house sold. We recently received a call from a potential client who said that she hired an agent who she now found out was only doing this for some extra income and is now searching for a Full-Time Realtor who will focus on her selling goals...
