ARE YOU USING PRIVATE MONEY TO CLOSE MORE REAL ESTATE DEALS IN YOUR MARKET?

PRIVATE MONEYI work mainly with investors who want great deals and want to invest the minimum in order to reserve their cash for more deals. So, I have been able to develop relationships with private individuals that will loan thier money out to other investors at a normal 18% short term bridge loan in order to get a better return on their money. The private lender is in first lien position on the property. It has been working out quite nicely in my business.

Here are some of the advantages of using private money when dealing with real estate investments:

Harry,  Sounds like you have nice business model developed for using private money to close more deals.  No doubt you have made the right connections for making this happen and closing more deals.

Harry, I do not, althought it would be great to have a private money source - actually I do know a couple of potential ones, but this is for the investor and we do not work with many of those.

Harry I must echo your comment above, lately most of my deals have been Cash and I am so glad due to the turbulent Mortgage market we have been in the past few years:) Love Cash Deals!

Harry, I too have had investors paying cash for the deals, it sometimes helps with the negotiations depending on the sales price.
