I listed the lovely single family home at 74551 Columbine Dr., Palm Desert, CA. only 20 days ago. I met the Sellers to discuss the listing and what we could sell it for. The recent comps in the neighborhood supported a sale price of about $390,000, BUT there is not a single home available to buy! After going over what they needed to do to get it "sparkling to sell", we listed it at $425,000. The Sellers quickly did the touch-ups I had requested..
1. Paint the exterior
2. Re-plant flowers along the entry and in the pots.
3. Touch up the interior paint.
4. Remove as many of the personal items as possible.
5. Keep the pool/spa sparkling and the waterfall spa on.
6. Install a lockbox..even though it was during specific hours for realtors to show it.
7. Keep it sparkling.
This home is on the very best street with unbelievable views and privacy and it shows spectacularly. Beautifully maintained, lovely curb appeal, I agreed to a higher price because I thought it would "hit" that person that wants to live in this neighborhood. Walking/biking distance to elementary, middle & college and about a 5 minute drive to the mall, Theatre, Churches. Perfect for that special Buyer.
Two open houses later, I had 2 lowball offers which were rejected, 2 verbal offers from Realtors asking me how it was going to comp out for their Buyers with loans? Then on Friday, I received a full price cash offer from a local Realtor that knows the area very well. She saw the value!
Escrow is opened, inspections this week..we'll see how it goes, since we all know that opening an Escrow is much easier than getting it through to close! Short Sales and Foreclosures are NOT the only properties that are appealing to Buyers any more..what a relief. Not to mention there simply is not as much distressed inventory to mmake offers on any more.
