Many homeowners have dreams of selling their homes FSBO, eliminating Realtor fees and walking away with a big profit. However, time and time again, many FSBO sellers ditch their FSBO plans early on and enlist the help of a top producing Atlanta Realtor to get their home sold.

Why is it so hard to sell FSBO? Here are the top reasons why FSBO homes are harder to sell than Realtor-represented homes:

FSBO homes generally don’t appear in the multi-listing service – Professional Realtors have access to the multi-list service, which is the tool used by most buyers in today’s market. If your home isn’t listed on the multi-list, you can expect a vast majority of buyers to be completely unaware of its existence. Keep in mind that nearly 90 percent of all serious buyers head to the multi-list to find a home; if your home isn’t there, you are missing out on a potential opportunity.

Many buyers are intimidated by FSBO homes – Purchasing a home that is sold by a Realtor is often much easier than purchasing a FSBO home, in the eyes of buyers. This is because it is much easier to talk to a professional than a homeowner who has an emotional investment in the home. It is also much more comfortable to walk through a home with a Realtor than a homeowner.

Many buyers’ agents won’t show FSBO homes – A buyer’s agent is paid when they find a home for a buyer. If the homeowner is selling FSBO, the buyer’s agent will likely not receive a commission from the sale of the home. As a result, many buyers’ agents will simply not show a FSBO home to their clients.

Many FSBO homes are overpriced – One of the many advantages of selling your home with a Realtor is that the Realtor has the experience and expertise to suggest a competitive listing price for your home. Without a Realtor, you will likely need to figure out how to price your home. As a result, many homeowners selling their homes FSBO overprice their homes, either because they didn’t find accurate statistics regarding comparable sales in their area or because they simply thought their home was worth more than it was.
