Three Cardinal Rules of Real Estate ~ Defined

Consumers have all heard the three most important rules of Real Estate; 1) Location 2) Location 3) Location

It occurred to me recently while consulting with a client that defining each of these beyond this flippant mantra would be helpful. I've been pondering this ever since and here are my thoughts. As always, I am anxious to see what's added through your comments. I am not trying to put these in an order of importance (yet).

1) Location: I find that quite often my clients place a high priority on quality of schools. My clients and I discuss the various school districts and their ratings. We discuss the three levels of schools that are common here; Elementary (K-5), Middle (6-8) and High Schools (9-12). The level that is most important varies from family to family based on the age of the children. After targeting a specific school we can then determine the homes in their price range that are available and start looking.

2) Location: Another topic here in the Austin Metro is commute time from home to work. Austin, TX is known for our traffic congestion during high traffic commute times. Lady Bird lake runs West to East and basically cuts the Metro in half. The number of bridges is limited and act as choke points for commutes North and South. By locating the work location we can discuss estimated commute times and establish some parameters for our home search. When we are lucky the targeted school will be within the commute area too.

3) Location: The third topic I'll discuss is lifestyle. For my clients lifestyle means many different things, to many to itemize here for sure. With Austin, TX being the self proclaimed "Live Music Capital" of America nightlife often comes up with the younger crowd. For others their lifestyle revolves around their church. Lifestyle is the most diverse location with a wide variety like University of Texas campus, Lake Travis, shopping, Capital/State, High Tech and the Hill Country to add a few.

The next time you tell a client the three cardinal rules of real estate, location location location expand what that means to them. I'm betting they will appreciate the care you are taking with them.
