I have always thought that the more photos you take of a property, the better chance you will have in that one "perfect" picture that will grab a prospectiver buyer. I try only to take the good ones...though...LOL

100 MLS Photos...that’s a lot of photos!

Just recently the Greater Albuquerque Association of Realtors (GAAR) and Rapattoni our MLS provider announced that we can now add over 100 MLS Photos!  Wow that’s a lot of photos. I am a big fan of photos in the MLS and I have been an advocate to increase the amount of photos available but I never dreamed it would reach 100.  The mandatory is one photo of the exterior, its a good thing it’s mandatory because a few fellow agents would prefer NO photos.  I have yet to see a listing with 100 photos displayed but I am sure the time is coming.  

So what about you and you're MLS?   How many photos can you display, do you take advantage of the maximum?  Any minimums?

Wow, 100 photos? Here in Birmingham Alabama our MLS just recently upgraded to where we could place 32 photos in the MLS. I think the more the better. Reason being, some of our online marketing, (i.e. - Realtor.com) sorts the listings a lot of the time by the number of photos that are syndicated to their system. So of course, the more photos you have, the higher your listing will be ranked on their search results.

Not only from a marketing stand point - it saves time. Yes, not always to photos depict an exact image of the homes, but the majority of the time they make them look better. When representing a buyer, I don't want to waste time showing them homes that we both know aren't going to fit their needs or homes that don't quite have the amenities that they're looking for. The more pictures there are the more we can tell about the home prior to the showing appointment, which saves time - more time that is saved the quicker we get them in their new home.

In a nutshell, my personal opinion is the more the better. I wish our MLS System had the ability for 100 photos. I would have 100 in there plus a virtual tour!
