The listing agent is a go-between the buyer/buyers agent and the seller. Having worked in the industry for a very long time, I continue to be surprised what a seller will do when it comes to an offer. Sometimes the offer is very strong and the seller will refuse it. Then there are other times when the offer looks weak and has lots of holes and the seller wants to make it work. You never know. The bottom line is on any given day the decision could be different. Present all offers without judgment.

"My client will not accept it!"

 

Brigita McKelvie, REALTOR, Cindy Stys Equestrian & Country Properties, Rural and Horse Properties for Sale in Eastern PennsylvaniaI have heard that said a few times by Listing Agents when a Buyer's Agent, for their client, requested something from the Seller or an offer was presented on a property.

 

Now, Listing Agents do represent the Sellers and the Buyers Agents represent the Buyers.  But, can they speak for their clients without consulting them? 

 

My opinion is no.  We, as agents, are to look out for our clients best interests and get the property SOLD, not make decisions for them.  Any offer or request, that comes in is to be presented to the Seller, no matter how rediculous it may seem.  It is an offer or request, which is a starting point towards getting the property SOLD.  This is where negotiations come in and a middle ground can hopefully be met by both parties. 

 

Granted, the Seller may have stated certain things were not acceptable at the time the property was listed, but circumstances and minds do change over time.  It may be acceptable at this point in time.  Then agent doesn't know that until it is presented it to their client.  

 

Real estate agents are not decision makers for their clients.  Their job is to educate, suggest and advise their clients and look out for their best interests.  The final decision comes from the client, not the real estate agent.
