Child smilingKeep Your Chin Up, Attitude is Everything. It has been a very difficult few weeks in my business with many sales falling through. Three of them are the result of lenders pulling the rug out from under us within three days of closing. Others had credit surprises that showed up when a full credit check or review of divorce papers was completed. Then others had the home inspector kiss of death where the buyers just got too scared to go forward.

 

While it’s hard to not focus on the lost income, it is even harder at the end of the day to Keep Your Chin Up. When things go south like this series of events, you just need to dig in to see if there is any other way to hold the deals together. Unfortunately, only one has been salvaged from this pile of dead deals. That left most of them in the dead deal heap with only a chance that in six months to a year I may be able to put some of these buyers into homes. Attitude is Everything.

 

By Keeping Your Chin Up, attitude is everything you put off better vibes and are not likely to throw a wet blanket on your other transactions or other buyers. Buyers can sense your attitude and nobody wants to do business with a Debbie Downer or Pouting Pam. So while putting on a smile, I have pressed on through my days, plugging away trying to conduct business as usual. It isn't always easy either. But smiling through it will make you feel better. The little girl's smiling face in this post make me feel happy, does it make you feel that way?

 

Attitude is everything. Keep Your Chin Up and there are sure to be better things to come just around the corner.

I know the feeling. I lost 5 deals in the last 6 weeks for various reasons and it can start to get to you after a while.

Debbie:  I am so sorry.  I wish I knew more about each individual sale so I might be of help.  Sounds like way too many things were found out about much later than they should have been.

One of my rules:  never assume that anyone really knows what they're doing.  I jump into everything.  I always get involved in communicating with the loan processor.  She is the one who really knows what is going on. 

Inspectors... they should be providing you with a computerized report within hours of them completing their inspection.  Again, if I knew more, I could suggest further.

So sorry.  That is just so much to be able to handle... but, it should not have come down to that... in my silly and yes... humble opinion.

Thanks for the post Debbie.. I was spiraling into a Debbie downer myself the past few weeks; only one was the result of a loan not going through for a buyer, the others were a stolen buyer by a list agent that said she would open the deal up to competitition if they put the offer in with 'their agent"; Oh how they love me and are so sorry but they really LOVE this house. and we had been striking out on deals for the past three months with homes getting 20 offers and mrore within days of listing, another "bad" listing agent story I won't go into, another lost move up seller due to my inability to get the list agent to call me back after days of phone calls and emails both by myself and my assistant brought forth the conclusion to this client that 1. I wasn't agressive enough and I was either a liar or had 'bad blood' between myself and said agent.. Way too many PIGS in this buisness in San Diego right now and it does get discouraging. I have decided to allow myself a short pity party, a little rage, and then move it along... That's life I guess, as they say "build a bridge and get over it" and let God handle the rest. LOL!

Sonja, Keeping the attitude up is really the only way to get through this. Things will be better soon, I just know it.

Richard, So sorry you are having a run of these type deals too. It just doesn't make sense that so many of them should happen in a row. Maybe that means we are getting them all out of the way at once.

Karen Anne, It should not have been last minute like that. One lender just lied and the other lender really thought all was well but was overridden at the underwriting level twice. As for the home inspectors, they just did there jobs but the buyers were so jittery then wouldn't allow the sellers to correct anything. It just scared them off. It was just a series of events.

Debbie - at least you got all your bad news for the year out of the way! Will just take a little more work to put your buyers in the right homes. I know with the lack of inventory getting buyers to sold can be a challenge but it will work out. Regards Dave

Debbie I so know how you feel! But I haven't had 7 deals fall apart, so I really do hope you hang in there. This is a crazy business but before you know it you will have transactions that remind you of why you are in this business! Attitude is everything and this little girl makes me smile too! Hope things turn around soon!

Dick, I am waiting on those lows to get out of the way so the good times will come my way.

Jeanne and Ralph, It is a little easier to take when they are spread out a little more and not so bunched up. But at least I am getting them done and gone so better things will come.

Dave, It does take a lot of work even when the deals fall through. In fact a difficult deal takes a whole lot more effort from beginning to the end.

Tiffany, The pretty little face on this girl is so sweet and makes me think that all will be okay in the end, which it will.

Hi Debbie, So sorry to hear about those awful transactions.  But you are right, even if you feel horrible inside, you have to keep that chin up in the face of others.  I know you do that beautifully.  Now the bad part is over, the next will be a rush of great opportunities.  Thank you for reminding us to keep smiling through and through.

Amada, It just happens sometimes but getting through it is the tougher part. You can't start blaming people and getting distracted from pressing on.
