Braemar Property Values: July-August 2012 (Courtyard Series)
The summer temperatures seem to be behind us here in Braemar as the chill of fall moves in. There also seems to be a cooling down of our Bristow real estate market. Let's take a look back at resale activity in the Braemar Courtyard homes during July and August. We'll make our comparisons in value to last report (May-June 2012) and last year (July-August 2011.) And if you aren't sure what a Braemar Courtyard home is, it is one of three different models that share a private courtyard driveway and having very small yards. Models include the Arlington, Ballston and Clarendon.
There was only one resale of a Braemar Courtyard home in the last two months. That's not unusual. It was an Arlington model with five bedrooms and three and a half bathrooms. It listed for $349,900 and sold for $345,000. That sold price gives us our new average property value for a Braemar Courtyard home of $345,000. That's up less than 1/2 of 1% since last report and up over 13% since last year.
If you placed your Braemar Courtyard home on the market, priced to current market conditions, you could expect it to be under contract in less than three weeks. You could also expect a buyer to ask for an average of 1.5% of the sales price in closing cost help.
The next Braemar Property Value Report will be out in November and will detail sales from September and October.
