Choose the Right Agent when Selling Your Home

If you are thinking about selling your home, it's a good idea to look for an agent who specializes in your neighborhood. For example, if you are selling a home in Solera at Oak Valley Greens, you should be able to Google “SOLERA AT OAK VALLEY GREENS” and see who specializes in your community. It's important to look for an agent who has a strong presence on the internet, since over 90% of all home home buyers begin their search online today, according to N.A.R. (National Association of Realtors). Potential buyers will be Googling the exact same thing. In fact, before I list a home, I often ask home sellers what they might type into Google if they were a buyer trying to find thier home on the internet. You want to find someone with marketing and tech savvy to capture the most buyers online and ensure your listing is highly visible.

Choose the Right Agent when Selling Your HomeRemember: you're not looking for the agent who presents you with the highest selling price. Often, agents will attempt to "buy a listing," or promise an unrealistic price high above market value. You want to see a Comparable Market Analysis (CMA) that seems reasonable, based on your own knowledge and research, and that includes homes that are actually similar to your own. For example, if you are selling a "Trillion" model home, only "Trillions" should be included on the CMA.

The best time for an offer is within the first 30 days on market. If the home is priced right, you're likely to get an offer. If it's priced too high, you might not get any showings at all. Buyers will shun a home that is priced too high and you'll eventually end up reducing the price, leaving buyers wondering what's wrong with your house.

This is a common mistake that is easily avoided with proper pricing and advice from an agent who doesn't just want to "get" your listing... Choose an agent who listens to your needs and takes the time to explain things you might not understand. Real estate transactions can be complicated and the terminology confusing. You need an agent who will knows the answers to your questions and takes the time to explain them. Choose an agent who can and will provide other services. Will they give you ideas for staging your home, arrange for inspections, help you find contractors if your home requires repairs, etc?

Finally, personality is important. Remember that you'll be working very closely with this person on one of the most important decisions of your life. You should pick someone you like...

The expireds are a great example of this.  Sellers were lied to by their first agent, and maybe 2nd.  Then, but the 3rd one, they value has dropped 20% and they could have sold it for more if they just would have priced it right to begin with.
