Wow, what a great and amazing area West Chester is......Exton, West Chester, Birmingham, Thornbury, Downingtown.....the "CENTRAL" part of the County! Not to be trite but LOCATION, LOCATION, LOCATION.
On Monday I saw a property appear on the market. In our multiple listing system you can post a property, ACTIVE, no showings which essentially means that Buyers can be alerted by their Realtors that it is on the market but you can't see it until a certain date.
When I saw this property I said, Wow, Smart Seller, pricing it RIGHT, smart AGENT, picking a price that would make this property a good BUY.
Good thinking. I tell Sellers all the time, if you want $300, price it at $300, no need to mess around with inflating the price because the Buyer will low ball you. Fact is, the house will sell if it is priced where it should be priced.
Anyway, the showings for this property began on Thursday. I showed it FRIDAY. As I saw it, I told the person I showed, this won't last thru the weekend. The person I showed it to was not in the position to BUY right away but I called my Buyer who can buy right away. I said, if you want it, we need to look now because it won't be around any more after this weekend.
Sure enough, the Seller's Agent called me today, there are 3 offers on the property!!!
I always say to Sellers, what Buyer market, if you price it right you will have your choice of the BEST BUYER for you.
Human nature says that if we sell it to fast, the price was too low. Fact is, if it is priced right you will get that price and then some in this market.
Sooooooooo, Real Estate Sales are alive and well in Chester County
I think it's going to be a great year!!!!
