Recently Core Logic reported that the Treasure Valley, that is the Boise, Meridian, Nampa, Idaho area is the fastest real estate comeback area in the country. So is this the time to buy a home in Boise? Well I think that still depends on what and why you are buying. Rents are going up, interest rates are the lowest ever, etc, etc. But there may still be reasons to rent. We don't know the future. Boise and the surrounding area got hit very hard in the housing boom and bust cycle of last. We are just now approaching the historic 3% per year appreciation line.
If I were living in Boise or the area and I knew that I was staying for 5 or more years and had a job that I knew I was going to keep for at least that long I would sure be looking. If not I would be renting until I knew as best as I could where I would likely be in 5 to 10 years. If the answer is here I would certainly be looking. Boise home prices have gone up 15% and even 30% for some property this year. That sounds like another boom. But I doubt it will get as nuts as a few years ago.
Why will it not turn into a raging boom again? One reason is most people are going to need money down. Investors can't get 100% financing any longer. Conventional loans are requiring money down. But if you qualify and are going to stay put you might be looking back on this year wishing that you had bought.
