With all the things that could go wrong in Real Estate this one really frustrates me. I average a call a month like this one.
This week a Buyer calls requesting a showing. I look up the property on the MLS to find the unit has an accepted offer. I ask the Buyer if they are working with another Agent. The answer is no. I then ask the Buyer what they are looking for, price range, area, features, and if they would like me to do a search and E-mail them a list of properties. Of course I collect contact information and enter it into my MLS address book. I spent about an hour and a half searching, weeding out properties that do not fit the needs of the buyer, and E-mail a list. I also refine the Real Estate search and set the Buyer up on a number of automatic home searches on the MLS. I call the Buyer to see if they have any interests in the units and would like to schedule a showing to personally view them. AI am told, “I like a number of homes and would like to see them. I am already working with an Agent and have sent the list to them.”
I don’t know why, at that point the first thought that came into my head was this Buyer was either working with a relative, or an Agent too busy, or too lazy to serve the needs of their customers and clients. If it was a relative, did they suggest the Buyer’s have another Agent spend time to search for a home?
I would think common sense would prevail. If one Agent has displayed the concern and skills to spend time to locate a home which fits the needs of the Buyer, why would they consider going back to one who has failed?
