It Takes an Experienced Agent to Complete a Short Sale for You.
Doing short sales takes a lot of patience and a clear knowledge of the process of working with the lenders to get a sale to close. Ahh, the intrepid short sale agent. My hats off to you folks who handle short sales - you've got a lot more patience than I do. A good friend of mine has done several this year and I've listened to several of her phone calls with the banks (BofA in particular). It sounds worse than dealing with the IRS sometimes. Months and months of work are often invested for what is arguably a smaller paycheck with lots of stress and time spent.
I almost did a short sale once. It was a transaction where it would have been short but the seller brought money to the table to make up the shortfall. So, I didn't have to go through the nightmare of calls and delays. The frustration and tension are just...too much for me. For the record, anyone who wants to list a short sale with me willbe happily referred out to my friends who handle such sales. The reasons for never taking a short sale listing are simple:
1) Stress - It's hard enough working with clients who won't sell let alone a bank that refuses to even try. The idea that the fate of a deal rests with someone who couldn't care less if or when it happens is...not good. Too stressful. I'll pass on adding more stress to my life.
2) Time - I hear plenty of folks tell me that short sales will take less time when pre-approved. I've seen pre-approved short sales in increasing markets (prices are rising) get tabled because the 2nd loan feels they can get more money. I then see 60 day escrows shift into months and months while I would burn hours on the phone trying to get status updates and action. Sorry, that's not the best use of my time.
3) Income - When I calculate the earnings on a per hour basis for a short sale versus a regular sale, it's clear I'm burning more time on a short sale. Of course, this is based on what I see of the time spent by other agents. I'm running a business, not a charity.
