      The Northwest Allen County, Indiana community of Autumn Ridge is 212 single family and 46 villa home sites first developed in 1992. Autumn Ridge is located 1 mile north of Dupont Road between Auburn Rd and Intertate 69 and is served by the Northwest Allen County school district.  Home prices average in the low to mid $300k's and are up to 20 yrs old.

     Autumn Ridge is also home to the Ernie Shrock designed 4 Star 18 hole Autumn Ridge golf course.  The par 72 championship course has 11 holes where water comes in play (most of which I've successfully lost golf balls in) all on bent grass from tee to green.  Autumn Ridge is open to the public and offers a pro shop, grill room, banquest facilities, practice range and more.     It should be noted that although the days on market jumped significantly in 2012, 3 of the 8 homes sold so far this year were on the market for over a year.  The other 5 homes that have sold this year have averaged 44 days on market.  Volume remained steady through August in comparison.


Average Sales Price Jan-Aug 2011:  $297,975

Average Sales Price Jan-Aug 2012:  $359,962


Median Sales Price Jan-Aug 2011:  $274,000

Median Sales Price Jan-Aug 2012:  $306,099


     Average sales prices have seen a 20% jump this year although the 2011 average reflected the low end of the historical range for Autumn Ridge.  Small sampling often reflects larger movements than is indicative of the market for the area. Median sales prices have also jumped 12% for this same time period


There are currently 7 homes for sale in Autumn Ridge with an average list price of $466,155.

The Autumn Ridge housing market looks pretty positive.  Sales are stead, and median and average prices are up.  Buyers need to get in before prices rise further and there is some inventory which is more than I can say for many areas of the country.
