Be aware this is not a late night TV ad. Before investing in real estate you need to have surplus money you are willing to invest into real estate holdings.

The Portland Oregon market place has been so active the last few years it has been tough for small investors to get into the market.

Prices have stabilized in the Portland market, this partially because of high inventory. As of the end of December according to the multiple listing service, listing inventory was 8.5 months. Which means if no other sellers put their homes on the market with the current amount of buyers it would take 8.5 months until every listing was sold. Of course no one can control when sellers sell.

This high inventory opens up some opportunities for investors.

Duplexes in the Metropolitan Portland area have held their value well. Unless you have a large down payment it can be very difficult for a duplex to break even. Although you will have income from the 2 units the payments and expenses will most likely exceed the rent amount received.

It may be easier to find a property with 4 or more units to break even. For example a four plexe will have a higher price, but it won't be double the price of a duplex. You will have the benefit of the income from 4 units making it easier to have the rental income off set the payment and expenses. Generally the more units you can afford to buy the better your cash flow.

Since inventory is up, there are more multiple units on the market currently than last year. Now may be, the time to check into investing in some real estate holdings to include some multiple units.
