Professional Staging Sells Homes.  We all know it.  Why do some agents shy away from using staging?  Often, the same agents that don't use it, when asked, will admit that they believe it does get homes sold faster and for more money.

More money, and less time on market.  Less time on market means higher percieved value, which means higher offers.

All of this means more money in your client's pocket...and ...more money in YOUR pocket.

So it makes sense that if you as a RE agent can talk convincingly to your client about staging their home, you stand to make a higher profit on the sale, and have better stats.

Maybe you are afraid to speak with your client about staging.  I am thinking it is because of one or more of the following:

-You do not want to appear as incurring costs to your clients from the onset, and you want to preserve your good relationship

-You dont' want to be the 'bad guy' and insult your clients by implying that they need to make changes to their home for a successful sale

-You think or you have heard that Staging is too expensive

-You think that the house will sell anyway without Staging

-You read somewhere that Staging means decluttering and putting our fresh flowers, with a few candles here & there

-The property is not vacant, and you believe Staging is only for Vacants

Take a deep breath and cleanse yourself of these negative thoughts.  It is time to embrace the positive. It is time to team up with a stager and educate your clients so that you can attract the highest offers

Here are some positive replacement thoughts:

-I get more listings when I have a pro stager on my team

-Staging is an investment with high return

-My listings sell faster and for more $ than the competition

-Staging is an important Merchandising Tool

-Every property can be enhanced by Staging

It is in your client's interest and your own, to encourage them to have a consult about preparing their property for sale.

If you feel at all uncomfortable, or in any case, it is wise to let the stager on your team handle the questions and concerns of your clients.

Nobody NEEDS to stage.  Properties will sell eventually without anything being done to them as long as the price is dropped accordingly.  How motivated is your client to maximize their profit?  How motivated are you?

Good morning Pamela - You make a great argument for staging, and your photos prove your point. Even though the buyers aren't buying the furniture (and mess), it's hard to see past it and imagine your own furnishings (and mess) in the room. Staging sells houses faster and for more money, without a doubt!

I did not expect all of these responses from the 'wee' hours of the morning!  I keep telling myself that I should go to bed earlier :/.  Thank you all for your supportive comments.

Michelle, I agree. One of the most difficult issues I face is convincing homeowners to see the value of investing money now for a potentially higher return later.  People are afraid to part with their hard earned money on what they see as a speculative venture. As a Stager, I advise them cautiously to invest in those areas where I understand the return will be.  Statistically the evidence is very strong both nationally and locally.  I give evidence and testimonials of my own experience and results to support those quoted by RESA and HomeGain. 

Nevertheless, I do understand how homeowners feel.  Some homeowners are very 'cash poor' at the outset.  it's important to note that a Staging Consultation starts at $150. This gives the homeowner the valuable information and tools to do it themselves.  Often, we provide 'hands on' service to assist the homeowners use what they already have and present their property in a manner which will achieve much better response from buyers.  Half a day's help with 2 stagers starts at $500, and we can get a great deal accomplished.

My heart goes out to the families who are struggling and I want to help them as much as possible.  I would never recommend a service unless I wholeheartedly embraced it myself.

Wayne and Jean Marie, even I have trouble seeing through the mess before I get started.  I just know there is a jewel in there somewhere!  I certainly wish all Realtors would see what you see.
