Preparing Your Home For Sale? Think Builders Model Home

One of the things I love most about communicating through social media while serving my Chicago and South Suburban sensational communities, is I'm allowed to educate my Valued Sellers before they have me to tour their home, to inspire them to do all the things they really need to do in advance of their home going on the market, insuring their home is salable for the highest possible value, so they can net the highest possible profit.

This media is a great preparation tool before I have to explain in person how there are probably already Buyers in the market-place, who have toured all the competition, so when your home comes on the market they already have something to compare it to.  Ultimately, they will decide quickly if they "feel" your home is a great value for the asking price. 

The homework you do in advance before you ever allow showings will determine if your home is quickly transferred from the active and available inventory, or moved over to hang out with all the successful deal-pending group, Sellers who've procured the cream of the crop, qualified, motivated, willing, able, educated about the competition, and cooperative Buyers in your immediate market-place.

Then, I get the look saying a most important question, "are you saying I am now going to have to spend money I don't have in my budget to make my home salable?"  Anticipating the question before asked, I say let me explain what "homework" really means? 

Homework means you don't have to re-invent the wheel.  It is far easier to borrow from other expertise.

I start with department stores.  Have you ever shopped at a store and found yourself in the parking lot thinking, "now, how did I spend more money then I planned on spending?" 

Well, let's start with the music.  You may not have been mentally paying attention to it, your emotions did.  Have you ever caught yourself swaying to the groove or softly singing along?  What really happened was the music touched your soul and your soul felt good!  The music put you into a spending money mode because it made you "feel" good.  Your eyes beheld beautiful things making you "feel" good.  Your nose embraced pleasing aromas making you "feel" good.  Your hands touched merchandise making you "feel" good.  Your emotions told your mind you felt good, so your mind decided these items fulfilled a need.

I help my Sellers understand the Stores figured out how to trigger the in-pulse to purchase a long time ago.  You simply want to re-create those same good "feelings" when Buyers tour your home.  My respected colleague John explains another easy and convenient tool below.  As you read his recommendations, think in terms of how you can tour and borrow ideas, you can bring back to your home and create "feel" goods all over your home with what you already have...

Are your Preparing Your Home For Sale? Think Builders Model Home.  

Have you visited a Builders Model Home recently? If not maybe you should prior to preparing your home on the market.  Most builders especially national builders are savvy business people, they have conducted an immense amount of research on trends, buyer expectations and what buyers respond to.  Home builders spend a lot of money to properly stage and present their model homes....why? because it sells homes.  Kitchen in Model HomeIf a buyer were to walk into three of the exact same builder floor plans with one being the builders staged model, another being a finished but “Blank” home and another occupied home poorly decorated, unkempt or unorganized which do you think the buyer would favor?  Even when priced higher the model home wins every time!  It’s warm with good light, soft colors, soft furniture and everything beautifully coordinated.  

I realize most sellers are not professional stagers but when it’s time to prepare your home for the market Think Builders Model Home!  You won't find clutter, nicks and dings, dirty carpets or dingy windows. You won’t find years of dirt standing on top of baseboards or ceiling fans.  You won't find kitchen cabinets lined up with small appliances and last nights dinner. What you will find is organization, cleanliness and purpose.  Builders sell hundred of thousands of homes utilizing the principles of simplicity, color and design.

As a home seller be prepared when listing your home, de-personalize, deep clean, paint, clean windows, organize and since you're moving anyway go ahead and  box it up and store it away.  Think Builders Model Home while you prepare your home for sale then try to emulate their philosophy.  Remember when a full service Realtor® as myself markets your home they are sharing high resolution photographs all over the world wide web so make it shine and be proud.  Don’t give buyers unnecessary objections.  A little work today can easily shorten your time on market and add to your net proceeds. Make that upfront effort, we’ll have your home SOLD in no time.
