This real estate update is for single family homes in the gated golf community of Eagle Ridge in Gilroy.
Just a few months ago there were relatively a large number of homes for sale and days on market were averaging about 96 days. The interest wasn't there, buyers were still decided on wether the market had reached the "bottom". A lot of changes have happened then. Now only 2 homes are offered for sale and home values have increased rapidly in the last few months.
Just a year ago 19 homes were listed for sale. Today only two. Average price per square foot increased from $192 to $235. Homes listed range in list price from $599,999 to $779,000. Median list price for homes in inventory is $689,000.
