Landscaping, mowing, mulching and snow shoveling are someone else's problem..............YES!  At this stage of the game, very important to me and many others.  We paid our dues, now just pay an HOA fee and it's all done for you.

Roger, I personally like the concept a lot.  And since the HOA takes care of it, no problems with landscaping companies that you personally hire stiffing you the first big snowfall because they got a bigger job than your driveway.

Wayne, Extremely low turnover.  The biggest challenge in our area is communicating to the public the concept of the patio home and where to find them.  It's a primary reason we took on the niche.

Anita, Combo of small community and a great place to live and almost no opportunity to buy in at all for prospective buyers.  So when the opportunity does come up, they better move quickly.

Kay, The patio home niche has especially strong appeal to those close to retirement or retired.  Part of the reason turnover is so low.
