David, I do find those odd number for the list price a bit odd!   Maybe making an offer for a property with multiple bids may work, but not a listing.   GREAT post.

Thanks everyone for the comments - agree that this is basic info but sellers very often get it wrong. The Odd List Price is in fact odd but I guess the main point is that people search in price increments so no point pricing a home at $251,000 - $1k over many people's break point. Have a great day.
