Re-inventlng real estate.  Well, the way I was doing it, had to to be reinvented.  I recently found myself working harder, not smarter because I was still trying to do it the same old way.  Relay on referrals, apartment dwellers and a couple of inexpensive small ads. 

Years ago,  my niche was "First time Home Buyers"  There were all sorts of programs.  Even FHA wasn't score driven at the time.   I didn't have to spent a lot on advertising.  Didn't have to worrry if a buyer didn't have down payment money and no savings.  Didn't worried if they had some unpaid collections.  They were getting approved and we were closing in 30 days.

That was the norm, then, not now.  It was rare to find someone with perfect credit and high scores with first time home buyers.

Now, my purpose of reinventing real estate is to get back to working smarter, not harder.  Now, it requires more of an online presents.  More education on both my part and the buyers part.   Even the sellers could use some education.  Well, they awlways needed education.   It's not like buying a car any more.  You can't just walk in with damaged credit and a downpayment and walk out with loan approval.

I'm sending more clients to pre-purchase classes, creating more ads and spending time on self education.  There is still some hard work involved until I settle on my new niche.  Once I find my new niche, it will become smarter not harder because then I will concentrate all my efforts on what works.   Just like a new invention, from trial and error comes sucess.

The smarter way I have found is to buy a few zip codes on Zillow. If 90% start there search on-line, planting your face will get the activity automatically.

Real Estate...As It Should Be

Elizabeth....I work with many first time home buyers.  It truly is a little more difficult than past years.  However please know that there are first time home buyers that make good money and have good credit and dont the help repairing credit issues....been there and done that...thx for sharing

Hello Elizabeth - while looking at your ActiveRain archives of posts written, I came across this title from nearly eight years ago.    It's interesting(well, at least to me) to see what the concerns of the "world" were then versus today.  Perspective and history.
