Today's blog is one I have been waiting to write for a long time. Since February 1, 2012 to be exact. I received a call that day from someone possibly wanting to short sale their condo. I wrote a blog on 2- 13-12 called “War Has Been Declared”, which explained I was starting to help a young divorcing couple sell their condo. I explained that I could not even have them in the same room to sign documents for fear that one would jab the other in the eye with a pen.


Then on March 9, 2012 I wrote “War has been declared Part 2” which explained we were in escrow and hopefully this waring couple would soon be a part of my past instead of the ongoing headache. The escrow fell apart after it was discovered that the HOA was in precarious financial condition and the condo complex was over 60% non owner occupied. Conventional financing was now out of the question.


Now I write part 3 which I will entitle “The War is Over...Almost”. To make a long story a little shorter we closed escrow this week with a cash buyer. When the first escrow failed we asked for cash offers only and after receiving an acceptable offer (the bank insisted upon a certain price of course) we waited for bank approval for 4 months. During that time we discovered almost $6000.00 in termite and mold damage. The bank approved a price reduction then for several months asked for a document here and a document there and there to be signed. We patiently responded each time and pleaded with the buyers to hang in. Finally after a nasty email to the negotiator and his boss, the property was reassigned to a senior negotiator. The senior negotiator promised to speed it through the system which he did and finally we received final approval last week. We closed 5 days later. Whew!


The young couple is still not quite divorced and they are still fighting about everything (child custody being the main fight which is perfectly understandable). That's their headache not mine. But here is why I say “The War is Over... Almost”. The bank issued a check at closing made out to both of them of course. The next part of the war will be them deciding how the check will be divided. It's going to be ugly I promise.

I can see why you shave your head.  Transactions like this would make you pull your hair out.  Congratulations on finally closing this and also on not having to be a party to their custody agreement. :-)
