Buyer demand for Aliso Viejo homes is very strong - as of September 26, 2012, an incredible 81% of the 292 available listings in Aliso Viejo are currently under contract! At the current sales pace, there is just over 2 weeks supply of homes (57 active Aliso Viejo MLS listings).

  • For the month of August 2012 101 homes in Aliso Viejo sold at an average final selling price of $386,578.
  • The average original asking price of these homes was $392,058 – selling at 98% of list price.
  • The range of final selling prices was from a low of $137,000 for a 1 bedroom condo to a high of $1,229,900 for a 5 bedroom 4055 sq ft luxury home in the Vista Vallarta neighborhood (includes attached and detached homes).
  • August 2012 sold homes were on the market an average of 100 days, up slightly from 97 days in August 2011 and likely attributed to longer processing times for short sale properties. Prices were pretty much flat at $250/sq ft  compared to August 2011 – down approximately 2% from  July 2012.
