I've preached about GETTING YOUR LOAN IN PLACE before you go out shopping too.  Why?  Because NO ONE KNOWS what you can buy, what you can afford to buy with out a pre-approval!  Period.  End of story.

 Buying a home represents the largest single purchase most people make. As such, it is important to approach the process with a degree of caution. Here are some common mistakes that I have witnessed home buyers in Pineville make.

1) Putting the home before the loan--  Most first time buyers approach home shopping the same way they buy a car. Find the car, drive the car, finance the car. Do you really want to do this with something that cost over 100,000 dollars? By speaking with a lender you will discover how much you can comfortably invest BEFORE hitting the pavement.

2) Buying without representation-- Why not just call the name on the sign? After all, won't they know more about the home than any other agent? Perhaps, but did you know the listing agent is contractually obligated to seek the BEST terms for the seller? Where do you think the agent will find these concessions? Yep, from your pocketbook! Secure an agent that looks out for YOUR interest.

3) Taking advice from too many people-- Announcing to the world you are home shopping is one small step beneath letting folks know you are having a baby. Advice will then start flowing in faster than a replacement referee can ruin a football game. Be wary of advice from people who have not bought a home since Carter was in the White House.

4) Skipping the professional home inspection--Nobody wants to waste money. In this economy every dollar must have a name. Sadly, those dollars you saved by skipping the inspection may be called "regret". I've seen homes that I thought would breeze through inspection need 5 grand in repair work. Others that look bad come out smelling like daisies. You just never know.

I had the best experience today with a buyer who called and said... I found you on line, where do I need to start?  Of course I told her call my favorite loan officer and see what's what was the place to start.  I sent my favorite loan officer a heads up to let me know if she contacted him.  TWO minutes later I got an email back that said "I just got off the phone will her".  YES someone who listened.
