Thanks to an abundance of determined home buyers – a large portion of which are real estate investors – home prices are still rising.  While the hot ticket items continue to be distressed properties, the benefits of this strong demand are spilling over into traditional sales as well.

The median sales price of homes in Silver Spring, MD has increased from $285,000 in August 2011 to $311,000 in August 2012.  The total amount of available inventory has been cut in half during this same time frame.  The average number of days a home is on the market has also reduced by 17 percent from one year ago.  These figures confirm what real estate professionals have been saying since the first quarter – values are improving for homes in Silver Spring, MD.

While purchases from owner-occupants have decreased by 15.5 percent since last year, purchases from investors have increased 7 percent.  18 percent of all homes sold in the United States in August 2012 were bought by investors.

Hi Emcee we are seeing very similar numbers here in the Tampa Bay area. Values are rising, days on market is way down and in some cases there are bidding wars. I would just like to see more owner occupants envolved, but with the lending criteria still tight I think it will be slow in coming. Investors have really brought back the housing market in our country and they are a much needed source for providing jobs to local economies thanks for your post.
