GARAGE SALES, TAG SALES, YARD SALES, MOVING SALES......

Whatever you call 'em just try one for your client!! Most properties that you list need to be de-cluttered, right??  The seller has every intention of moving or they wouldn't list the property, right?  So why not help clean out, let the client make a few $$$ and let the neighbors know you are a SUPER AGENT!!  With the amount of traffic you can generate with a 3-4 hour yard sale, you should be able to pick up a few good buyer and seller leads!  They will be able to see firsthand how hard you work for your clients.  And have fun on a Saturday morning!

EASY STEPS TO A SUCCESSFUL SALE:

1)  Advertise in the local paper, use flyers, door knock and ask neghbors to join in!  Make sure your name is in the ad and advertise on the flyers that you are hosting the sale!  Your client will be glad to pay for the advertising.  The cost is minimal $25-$35 depending on your area.

2)  If your client does not have enough to sell, bring your own "stuff" or ask other agents to bring a few things.  Then ask a few agents to help tag and organize the sale the day before.  This should only take an hour or two with help.  Prepare signs to post around the neighborhood.  Note:  Some communities require permits or have sign restrictions so check with the appropriate agency and comply.

3)  Have listing flyers and business cards on hand.  Make sure your FOR SALE sign is prominent.  As people inquire about the house, get their information and make appointments for showings the next day.  Note:  It is not a good idea to show the house the day of the yard sale.

4)  Your clients should handle all the money and do all the negotiating.  Make sure they have lots of one dollar bills and quarters.   

5)  Make arrangements to donate the leftover items to a local charity and arrange for pickup.

6)  Sit back and tally up your contacts while your clients tally up their take for the day!

My last yard sale, held the week before the movers arrived, was very successful.  Hundreds of people showed up and the client took in $1800 in 2 hours (highest priced item was a couch at $125). I was happy with a rental prospect, a listing prospect and a buyer prospect!  The time was well spent and I actually had two people come back another day to preview the listing.  Several local agents also showed up and were amazed to see me there with my NAME BADGE on (I never leave home without it!!)  I will be holding another one of my FAMOUS YARD SALES on February 2.  I know it will be successful for ALL!!
