So true.  Some listings we need to just walk away from.  I have always b een told that every property will sell.  Price is the key...but if you are not careful...some of the listings will come back and bite you..LOL

I brought a listing on today, and it's a Realtor's worse nightmare.

Yes, yes... I know, that Tammie White has told us that "Not all listings are worth having..." so true.  So I'm sure you're wondering what it is about this listing that makes it a Realtor's nightmare.

Must be a total wreck... right?  No, it's not a total wreck.. in fact it's neat and tidy, and shows rather nicely.

Hmm... then it must be a Grandma-house... someone's lived there for 30 years, and hasn't updated a thing... flocked wallpaper in every room, and double (on the ceilings) in the bathrooms!?.  Nope... the house has been nicely updated... new kitchen, new baths... updated electrical... updated copper plumbing... new roof in 2012... nicely painted in decorator colours, hardwood flooring, wood blinds, and three large bay windows with lots of light.

Sounds lovely, right?  So what part of this is a nightmare?  Must be next to a toxic waste dump, or a pig farm, and the yard must have abandoned cars in it... you know... if you have a car with no wheels in your front yard.... ya might be a redneck?   Nope. Located in a lovely neighbourhood, and professionally landscaped and cared for.

Allright... allright... then is must be pricing.  It must be hilariously overpriced!!  No, it's actually reasonably priced, and under the pricing of it's main competition.

So there's only one thing left... the seller must be very, very difficult to work with.  Bingo!  Now you've hit the nail on the head.  The seller is a giant pain in my ass... he thinks he knows everything, you can't tell him a thing.  He knows the neighbourhood, knows what all his neighbors have sold for, understands the market, and wants constant updates.

Why, Oh, Why, you ask, did you agree to accept this listing, Alan!?  You're smarter than that... it's those difficult... nay "toxic" clients that steal your will to live!!  You know that!!

Yeah... I know that... sometimes, you just want to shoot yourself, rather than communicate with the unruly bastard.  But this is one of those listings that I just couldn't avoid.  It's kind of a personal favour... a family member, you know the kind.  And in addition to having to deal with this curmudgeon, yes, I also gave him the "friends and family" discount.

Wish me luck folks, the seller is me.

And, of course, he's already on me... 'cause the listing isn't in the MLS yet... in fact the photos were just taken today, so it won't be active for a couple of days, while we wait for the professional photos to come in, and this guy is already all over me, like white-on-rice.  What a pill, I may have to fire him.

Ginger - you may have missed the point.  If your read carefully, all the way down, you'll see that the seller is ME!

This is not a client I can walk away from (nor would I want to).  And I was being a little "tongue in cheek".
