prices have continued to come down. I am now reccomending to my investors to start making very selective offers in a few communities. These communities are all outside Orange County and are still in the year built 2000-2006 or so. Buyer beware- make sure you have an expert on your side. Use fundamentals like cash on cash return, and analyze your purchase like a business. We do not purchase a business to lose money every month. Seperately, I continue to market properties that are great buys in Yorba Linda, Brea, and Placentia. It is a great time to buy there, but the timing is off for pure play investments there.
