They do a weekly check to verify the status of the property and watch for judgement, liens etc that are tied to either the property or the homeowner which affect the successful closing of the sale. This program was born because in the past all to often an offer would come in, an offer was accepted and at the eleventh hour a lien or other problem such as child support lien or IRS income tax liens etc., would pop up and prevent the home from selling and the homeowner would have their home foreclosed and the buyer would loose the home unable to purchase and be out all the money they paid for appraisal, inspections reports and disclosures.
