Selling a Home in Palm Desert - Seller Tips

Seller tips for first impressionFirst impressions are important. Just like when you are in the dating scene and you put your best foot forward, so should your house when you put it on the real estate market.

What is the first impression a home buyer has on your home? When you are ready to list your home for sale in Palm Desert, the first thing that people see, whether or not they go inside the house, is the front yard or the curb appeal to your home. Request a free market evaluation.

If people see a manicured front yard with meticulous landscaping and a fresh coat of paint on the front door, it gives people the impression that the entire home has been loved and well maintained (even if it hasn't been.)

Before you list your home for sale consider some of these tips from staging professionals to make a lasting impression.

Front Door

If the front door is dusty, faded &  paint is peeling off, buyers are going to notice this. The front door is a big focal point that is remembered in a buyer's mind and will give an impression of what is to come. Replacing the door with a new door actually offers the biggest bang for the buck at resale according to one home stager. If you use a fresh coat of paint on the door, stick to a neutral color that compliments the home. Updated hardware with satin nickel and black or oil-rubbed bronze is also an easy and inexpensive update that is very appealing to buyers.

Windows

Squeaky clean windows are the best and for an even better effect, remove the screens for ultimate clarity. Remember to wash the windows inside and out. Other tips included using flower boxes or trying a new, updated paint color on window shutters.

Again if the garage door paint is peeling or the door has dings, you might want to consider replacing it. Depending on the positioning of the garage, it can have a big impact on first impression.

Front Porch

If you have a front porch, use it to your advantage and stage it to give the feel of added square feet. A pair of rocking chairs or Adirondacks just scream for attention.

Driveway

If the driveway is old and cracked featuring oil stains, you may want to consider having the cracks patched with concrete material. For those who have the extra cash, you might want to go for a complete resurfacing.

After Dark

A front yard that lights up at night is appealing to the eye. Consider outdoor lighting and aim the lights at the house or a tree for high impact. You can also use solar lights if your home isn't already hardwired for outside lights.

Great list Tina, too often sellers get caught up with the details of the home and forget about all the visual clues buyers already have about their home before they ever step inside.

Curb Appeal!  I like the "After Dark" tip with lights.  It's an effective tool to highlight and market the home at night.
