 The Northwest Allen County community of Laurel Ridge is 195 single family homes first developed in 1998. Laurel Ridge is located 1/2 mile West of Lima Rd on the south side of Carroll road (across from the Allen County Fairgrounds). Served by the Northwest Allen county school system , homes average in the $150,000 range and are within 14 yrs of age.

     Laurel Ridge also maintains an association website where you can find neighborhood newsletters,bylaws,upcoming events, and services offered by residents.

Number of Homes sold in Laurel Ridge Jan-Sep 2012:   8

 

Avg Days on Market for homes sold Jan-Sep 2011:  61

Avg Days on Market for homes sold Jan-Sep 2012:  70

 

   Average Days on Market increased slightly, but not enough given the sample size to really make much of it. Activity has been down to this point in 2012, but as we will see later there are 3 homes currently pending sale in Laurel Ridge getting us more in line with the activity level of 2011 where there were a total of 13 homes sold during the year in Laurel Ridge.

Average Sales price Jan-Sep 2011:  $148,072

Average Sales price Jan-Sep 2012:  $163,093

 

Median Sales price Jan-Sep 2011:  $145,000

Median Sales price Jan-Sep 2012:  $161,450


     Average Sales prices jumped 10% and Median Sales prices followed suit climbing 11% year over year. Partly due to the relative low Inventory the Northwest Allen county has been experiencing this year. 

 

     There are currently 3 active and 3 pending properties in Laurel Ridge all with an average list price of $148,583.

I like the way you do your community report, Brian!  Interesting that your average days on the market are going up, the number of sales are going down - yet that makes sense when the prices are going up!  You've had a very decent average and median sales increase! Great report!
