Berthoud CO October 2012 Real Estate Sales

September Property sales were 13, down -13.3% from 15 in September of 2011 and 18.2% higher than the 11 sales last month. September 2012 sales were at a mid level compared to September of 2011 and 2010. September year-to-date sales of 120 are running 16.5% ahead of last year's year-to-date sales of 103.

Berthoud CO October 2012 Real Estate Prices

The Median Sales Price in September was $217,300, down -3.4% from $224,900 in September of 2011 and down -14.8% from $254,900 last month. The Average Sales Price in September was $275,709, up 8.6% from $253,947 in September of 2011 and up 0.5% from $274,293 last month. The September 2012 Average Sales Price was at a mid range compared to September of 2011 and 2010.

Berthoud CO October 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of September was 128, up 3.2% from 124 last month and up 17.4% from 109 in September of last year. September 2012 Inventory was at highest level compared to September of 2011 and 2010. The Average Days On Market for September was 49, down -7.5% from 53 days last month and down -53.8% from 106 days in September of last year. The September 2012 Average Days On Market was at its lowest level compared with September of 2011 and 2010.

Because of its size and a strong commuter component, the Berthoud CO real estate market is strongly influenced by larger cities in the region. It will generally follow, rather than lead the market, so it is difficult to read too much into any indicators over a short period of time. Berthoud had a slow July and August, and actually improved in September, with slightly higher sales and inventory gains. Prices have been relatively stable during 2012. But we expect that, after a slower fall and winter season, we will see some gains throughout 2013.

Berthoud will continue to be of interest to home buyers because, in addition to its location, it still offers well-priced homes made more affordable by low interest rates. For sellers to find success, they will need to be mindful of the need for competitive pricing, proper preparation and effective marketing.
