Johnstown CO October 2012 Real Estate Sales

September Property sales were 34, up 47.8% from 23 in September of 2011 and -8.1% lower than the 37 sales last month. September 2012 sales were at their highest level compared to September of 2011 and 2010. September year-to-date sales of 294 are running 35.5% ahead of last year's year-to-date sales of 217.

Johnstown CO October 2012 Real Estate Prices

The Median Sales Price in September was $217,627, up 8.9% from $199,900 in September of 2011 and up 11.6% from $195,000 last month. The Average Sales Price in September was $242,140, up 5.9% from $228,706 in September of 2011 and up 16.4% from $208,024 last month. The September 2012 Average Sales Price was at highest level compared to September of 2011 and 2010.

Johnstown CO October 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of September was 148, up 20.3% from 123 last month and up 25.4% from 118 in September of last year. September 2012 Inventory was at highest level compared to September of 2011 and 2010. The Average Days On Market for September was 36, down -54.4% from 79 days last month and down -48.6% from 70 days in September of last year. The September 2012 Average Days On Market was at its lowest level compared with September of 2011 and 2010.

Market activity in Johnstown CO is derived from the economic strength of the surrounding larger communities, so discerning trends from short periods of time is not always possible. But we can see that, with the exception of July, Johnstown is doing better in sales than in previous years, and prices are increasing, although they are showing some more marked swings up and down. Inventories are also continuing their return to more normal levels. We will be watching carefully through the slower fall and winetr seasons for clues as to what we might expect in 2013.

Johnstown maintains its atrraction to regional commuters who benefit from good transportation access to all of the northern Colorado communities, as well as a nice supply of well-priced homes and continuing low interest rates. Sellers hoping for success in coming months should pay close attention to competitive pricing and proper preparation.

We too are seeing reduction on the days on the market.  There is a reduction in our inventory at the sametime.

Sadly, we're seeing record low inventory numbers. Not sure what the sellers are waiting for - the prices have stabilized and are getting stronger. It's amazing how much things vary from market to market. Across the Columbia River in Portland, the market is robust and in some areas, back to 2007 levels. Give me some of that! :)

Dick, We had a really slow September and everyone is trying to figure out why. My guess is that about 7500 trops were deployed in August and September adn school started back.
