If your tenants are complaining about the deck railings not being safe – listen!

 

Nobody likes to hear complaints about their property, but maybe it is worth looking into. We have all heard of the chronic complainer, never happy and a long list of things that aren’t right. These people may have made it more Rotted wood on deck railing.difficult for the average person to be heard when they have a legitimate gripe. That may be a problem. If property managers and owners get callous to what the tenants have to say, true problems may get pushed aside.

I hang out in many apartment communities in the Sacramento area and have seen more than my share of safety concerns. Today, I looked at a railing just by chance that was severally rotten wood on the second floor. The way the railings were constructed and the extent of the rotted wood made for a scary deck area. It needs to be fixed; it is a serious safety concern.

While I was looking at the problem wood railing, I overheard residents saying that they have been complaining about this for quite some time and nothing was done. I don’t know why it was not corrected, but something needs to be changed before someone gets injured. Perhaps the management needs to have a system of following through on tenant complaints in a more thorough fashion.


It only takes one injury to wish you had done

something differently in the past.

Tenants have a fear of building inspectors.....and calling whoever at the gov't level is in charge of code violations for fear of eviction....falling can have more tragic results !

Wow, you're right, danger!  All I can see are kid kicking the rotten area and then someone slipping through.  Yikes!  As a property manager/landlord, I always made it a policy to walk my properties monthly to look for issues like this because even worse than a complainer is one that doesn't make a peep.  Silence isn't as golden as one would think!

Health or safety issues in a rental HAVE to be dealt with quickly. It's just too much liability for both the management company and the owner iof they aren't This is a case of CYA. Too many agents are "managing" when they don't really know how.

That looks like a bad accident waiting to happen.  Hopefully the landlord steps up and fixes the issue before someone is seriously hurt.

Attention to detail is key in any business.  Interestingly enough some landlords understand this and others do not.  There are many landlords who defer maintenance and by doing this they open themselves up to liability and also risk losing their loyal rent paying tenants.  taking care of the details of a property is good business.
