This is the Larimer County CO October 2012 Real Estate Market Report
(including Fort Collins, Loveland, Berthoud and Wellington):
September Property sales were 486, up 22.7% from 396 in September of 2011 and -18.2% lower than the 594 sales last month. September 2012 sales were at their highest level compared to September of 2011 and 2010. September year-to-date sales of 4,297 are running 15.6% ahead of last year's year-to-date sales of 3,718.
The Median Sales Price in September was $233,000, up 8.6% from $214,500 in September of 2011 and up 5.3% from $221,188 last month. The Average Sales Price in September was $276,374, up 7.0% from $258,201 in September of 2011 and up 4.6% from $264,315 last month. The September 2012 Average Sales Price was at highest level compared to September of 2011 and 2010.
The Total Inventory of Properties available for sale as of September was 2,647, up 7.9% from 2,454 last month and up 2.1% from 2,593 in September of last year. September 2012 Inventory was at a mid range compared to September of 2011 and 2010. The Average Days On Market for September was 61, down -3.2% from 63 days last month and down -28.2% from 85 days in September of last year. The September 2012 Average Days On Market was at its lowest level compared with September of 2011 and 2010.
The Larimer County CO real estate data provides a good overall look at the Northern Colorado real estate market, and is indicating that, so far, 2012 has been a year of modest recovery in the regional housing market. The sales decline in September is seasonal and traditional, as can be seen in the graph. Meanwhile, prices continue to rise, with only slight variability, and inventory, while still low, is rising and providing some needed balance. While we expect activity to be slower in the fall and winter months, we are cautiously optimistic about these trends continuing into 2013.
Homebuyers active during this period will find an ample supply of well-priced homes, made more affordable by continuing low interest rates. And has been the case, sellers seeking success in this market will need to pay special attention to proper preparation of their homes, competitive pricing and effective marketing.
