Livermore Colorado and Glacier View Meadows Residential Real Estate-Third Quarter 2012
When comparing current sales of residential property in Livermore, CO to the 3rd quarter of 2011 it looks like this year is slightly better in sales volume, we have a few sales pending so we’ll have to wait until December to see how the year really stacks up.
In Livermore and most of nearby Red Feather Lakes, average days on the market were longer, while average and median prices were higher.
Averages don’t necessarily reflect an increase or decrease in value…because a large sale will throw the averages off. Median is the “middle line” with ½ selling above and the other ½ selling below.
I’ve broken out Glacier View Meadows, within the Livermore zip code, because it is the largest market in Livermore accounting for 23 out of the 37 homes (62%) sold in the first three quarters of 2012.
The High Park Fire that burned through the 12th filing and part of the 9th filing of Glacier View Meadows seems to have had little impact on the number of Glacier View Meadows sales in the remaining filings. Time will tell us about values in the burn area, as we see sales there in the coming months/years, and depends largely on how quickly the landscape rejuvenates as well as how many homeowners rebuild.
The absorption rate shows the number of months it would take to sell the current inventory if sales continued at the same pace.
Six months or more indicate a buyer’s market-
Six months is a balanced market
Less than 6 months is a seller’s market.
In addition, there are presently 89 vacant parcels available in the Livermore area. 26 parcels have sold in the first 3 quarters of 2012.
The Livermore Zip code encompasses a large area of land in Northern Colorado, dotted with Roosevelt National Forest, State & BLM lands consisting of: mountain subdivisions, large acre homesteads, ranches, starter homes, custom homes, residential and recreational properties.
