This moment in time in the housing market offers compelling reasons to consider a New Construction purchase.  Developers have made recent land acquisitions at bottom of the market pricing.  These low price land acquisitions enables a lower cost to be passed on to the purchaser.

New construction benefits include things like affordable pricing and owning a brand new home instead of a resale.  Many New Construction Condo complexes include optional features at no charge to buyers, converting thousands of dollars of “upgrades” that are now included in the price into an improved home without any additional cost.  Included now are such things as Hardwood floors, Tile Tub and Shower Surrounds, Granite Countertops, Stainless Steel Kitchen appliance package, Laundry Room washer and dryer, Custom Crown Molding, Door & Base Trim details, Closet rack systems and Pre Wiring for Cable & Internet.

Expensive maintenance issues that today’s first time buyer is determined to avoid is virtually non existent in a new construction purchase.  Concerns about foundations, roofs, plumbing, and electrical systems are transferred to your reputable builder and the comfort of a new home warranty.  Beautiful landscape designs and newly paved roads add to the curb appeal of the newly constructed community.  

Building materials have improved and many “green products” are now incorporated into the construction of your new condo or townhome.  Energy efficient appliances and mechanical systems, low “e” windows, improved “acoustical” insulation, better exterior wall materials are now used in the building process.  The wiring of older homes was done much differently than houses today.  Builders could not then anticipate the invention of high definition televisions, computers and the different electrical and wiring requirements they would introduce.  Today’s builder incorporates advanced wiring to accommodate today’s electronics, internet and communication needs.
