RI Mandatory real estate relationship disclosure form, please sign it!

How do you get clients to understand that it is Mandatory to have a relationship disclosure form signed?  They always feel that we are being to pushy and don't want to sign it.  Any advice?

RHODE ISLAND MANDATORY REAL ESTATE RELATIONSHIP DISCLOSURE FORM

R.I.G.L. § 5-20.6 allows a real estate broker or salesperson to provide real estate services to you whether you are a buyer, seller, tenant, or landlord. The minimum level of service required by law will depend on the type of relationship that you wish to have with a real estate licensee. These relationships are defined on this form.  Although it is not legally required, you may also choose to sign a written contract to further define your relationship. The principal broker of the real estate brokerage or a person designated by him or her must also agree to the type of relationship that you choose to have with the licensee.

Our office policy and RI Real Estate Regulations require that we have this formed either signed by any prospective client or initialed at bottom that they prefer not to sign.  Either way, it is Mandatory.  It is NOT a contract and it does not bind or obligate you to me or our office in any way.

I can represent a Client in one of 3 ways:

As a facilitator:  I work with you as a customer.  I ask that you do not share information with me that you want kept confidential.  I can write up offers and present them to a seller.

As a Client Representative: I work with you as a client.  I have an obligation to hold all information about you and your abilities and any other issues relating to buying or selling property in confidence forever.

Dual Facilitator:  If a situation arises where I have already established a client representative relationship with you, then we need to review the Dual Consent portion of the form.
