What's with showing your buyers homes before they are ready to buy? I have been getting showing from agents who's buyers think they are ready to be looking at houses but actually are not. You know the ones I'm talking about. Most of the time they have their house listed, probably over priced, and are all ready looking at houses they want to buy but can't afford to until they sell their own house first. Ohhh, but it's their favorite that they have seen so far. As if this makes me feel better about my odds of selling my listing.
I won't take my seller out until we have an offer on their house or the listing is in an area that will sell quickly. I get them set up on an internet search that gives them fresh updates everyday on new listings and price changes so that they can view all of their choices from the comfort of their living room. Once we get an offer we can, then we can go and begin viewing the top properties on their list.
There's nothing wrong with doing a drive by before they are ready. In fact, I encourage that they do as many as they need to make sure they like the neighborhood and overall area. I tell them that they can stalk their dream home. I find that it also helps with their motivation to lower the price of their home if it needs to be done. I just remind them of the houses they haven't even gotten a chance to look at because theirs is over priced. They say, yeah I guess your right, lets get it done.
