Princeville Kauai condo (and house) + short sale update for the week of Sep 30th to Oct 6th

This week has been one of the hotter ones – making for perfect beach days. We even had a swell come in over the weekend which made for great surfing. Mind you, I’m not a surfer so my comments are based on the number of surfers we saw in the water while out walking. There was )unfortunately for us) very little breeze which made for nice, clean waves – at least it looked that way from our vantage point overlooking the ocean between Pu’u Po’a and Pali Ke Kua.

I checked back on the September market statistics and they remained at 65 sales this past September compared to 55 last year. Year to date we are at 645, just slightly higher than last year which was 572. However, there seems to have been a little “uptick” as of late with several properties going into escrow. Right now there are 17 Princeville condos in escrow – 11 of which are $299K or less and 6 that are $399K or less. If you’re still looking for one of those “starter condos” now, it’s much harder to find them. There are still a few out there but certainly not as many as before. Here’s what happened this past week with Princeville condos:

New Listings:
Plantation 412 is back on the market with a new low price of $389K. This unit was purchased for $405K in 9/05. It was listed from 8/09 to 8//10, starting at $495K and moving up to $540K. It was then listed in 11/10 for $440K and was withdrawn in 9/12 while priced at $399K. It’s interesting to note that Villas of Kamali’i 40 last sold for $530K in 7/11 and is now back on the market listed for $695K. Is this evidence that pricing is headed back up?

Contingent:
Puamana 12C wasted no time in going into escrow, with only two market days. It was priced at $299K, sold previously for $95K as a leasehold property in 99 then converted to fee simple in 00 for $35K. The next door neighbor Puamana 12B, also went into escrow with a price of $339K. It was purchased for $540K in 8/05. Villas of Kamali’i 18 found a buyer while listed for $649,900. This townhome sold for $630K in 1/04 and has been on the market 1095 days.

Sales:
All our sales were cash this week: Sandpiper 207 sold for $230K while listed for $238,500. It sold previously for $299K in 1/03. Pali Ke Kua 3 sold for $300K with a list price of $329K. It was purchased for $85K in 11/97. Plantation 1012 sold for $420K with a list price of $469K. It was purchased for $560K in 12/05.

Under Contract:
Bank owned Hale Moi 116 priced at $208,900 went from active to under contract after 6 days on the market. This downstairs unit sold for $459K in 10/04 and was foreclosed on by the bank on 5/12. This is probably a cash sale also.

Expired:
Pu’u Po’a 101 expired after 365 days listed for $1.1M. This ground floor unit was purchased for $1.350M in 8/07.

Price Changes:
Ground floor Sealodge B4 reduced from $299K to $285K. It sold for $110K in 5/90. Free standing Paliuli 1 reduced from $459K to $429K and last sold for $575K in 8/07. It does not show listed as a short sale.

As of Sunday there are 66 Princeville condos on the market. Of these 66, only 8 are priced under $300K; there are 13 priced between $300K – $400K and 11 priced between $400K – $500K. As for Princeville homes, there are only 28 available, with the low price of $600K and the high of $2.750M. PS Most of you know I have a horse. The ranch owner uses garbage cans for water troughs. The other day, while getting my horse ready to ride, I glanced up at two horses in a nearby pasture and the thought came to me to go fill their water bucket. I have never filled the water bucket for these horses before, but when I went over to fill it, this is what I saw:

 

Thankfully, after filling the bucket the egret got out and rested on the edge for about 45 minutes then was able to jump down and eventually started eating. It took another hour before it was able to fly off. The ranch owner said not all are so lucky!
