One Of My Quickest Deals Ever

One of my quickest deals ever, actually came from one of my slowest clients ever. Bless their hearts, I still loved them though!

This was actually many years ago, way before DocuSign. We've all had them, they take FORRRRRREVERRRR to look at one house. I quickly realized when I was working with these folks, I needed to space showing times way apart, and I mean WAY apart!

After spending an average of an hour in each house, (no matter how hard I tried to move us on!) I'll never forget the husbands words, "what else have you got?" after every house!

After about three or four trips out, we were in this cute little house one evening that couldn't have been more that 1500 square foot max. We were in the house TWO HOURS! Seriously, how long does it take to look at a 1500 square foot house!!! It was getting dark and I figured the sellers would be home soon.

I was patient, as I could see buying signals and kept asking how they liked it. When it looked like we were ready to leave I came right out and asked, "well, what do you think, do you want to buy it?" They said yes without hesitation!

So I (without hesitation), whipped out the paperwork and we sat down at the kitchen table to write the offer. I had no longer sat down when I got a call from the listing agent asking how long we were going to be, as the sellers had a child and needed to get them to bed. They had been driving by the whole time we were there and it was around 9:00pm by now.

I told him I had some serious buyers, we were writing an offer and would be done in a snap. He called back in 5 minutes and said, "take your time!" In fact he said if I'd like, we could leave the offer on the kitchen table. So I did.

After we were done, my clients and I stood outside in front of the house talking for a few more long minutes, while the sellers came home and went inside. Shortly thereafter we all left and I got about 5 minutes down the road when I got a call from the listing agent telling me, "we have deal!". He said in fact, if I was still close by, he would call the sellers and have them leave the signed offer in their mailbox.

My first thought was, really? This listing agent didn't even look at the offer. He assured me that the seller was completely fine with the offer, it was cut and dry, he (the agent) knew me well and was OK with that if I would fax him a copy the next day. No problem!

Happy ending, and with the exception of what seemed like an all day inspection (yes the buyers were there!) everything went off without a hitch and we closed in 30 days!

Good for you! I really enjoyed your story. Some buyers seem to take forever, but I always remind myself that if it were me as buyer, I would take 5 times longer. In fact, I often remind myself that I would hate to have "me" for a client. At that point, my patience starts to return. Glad all the cards lined up for you on that one. (Are you sure that wasn't you and your buyers on an HGTV episode?)

Clients continue to surprise us - both for good and bad.   Glad you got it done!   My quickest sale was a 4 mintues tour - literally!   That will go down in record for me because not only was it 4 minutes, it was $85,000 over appraised value and it closed!   YES!   I wish we all had it easy, but life is hard and we have to keep hanging on - right?   Good luck to you!   Shanna

Great Story!  Good for you to recognize their buying signs and ASK for the offer.  Can't believe they wrote it up so fast.  Must have been a H!ll of a Home Inspection.

Mitch, it nice when they flow like that.  Some buyers just have to have the gut feeling that "this is the one."  I showed 60 houses to two different clients in 2010.  When they found the one they wanted, it was over.  Bang!  Congratulations.

Had clients like that.  Took forever on the day of their home inspection.  What they forgot was their complaints about the buyer of their home a week prior spent only an hour and that was too long.

What an encouraging story. It appears the buyers knew exactly what they wanted and it is important for them to take their time to feel comfortable with the house. Everyone  has their method of reaching that comfort level.


There is a fine line though, I had a lady who looked at homes for four years, seasonally.  She still hasn't purchased anything, I broke ties with her because I believe she was just lonely and liked to look at homes as a pass time while she was here.  Who knows.

Great story and congratulations on your patience and successful closing.  I have never heard of buyers taking 4 hours to see a home but I guess they were very thorough weren't they!
