One of my quickest deals ever, actually came from one of my slowest clients ever. Bless their hearts, I still loved them though!
This was actually many years ago, way before DocuSign. We've all had them, they take FORRRRRREVERRRR to look at one house. I quickly realized when I was working with these folks, I needed to space showing times way apart, and I mean WAY apart!
After spending an average of an hour in each house, (no matter how hard I tried to move us on!) I'll never forget the husbands words, "what else have you got?" after every house!
After about three or four trips out, we were in this cute little house one evening that couldn't have been more that 1500 square foot max. We were in the house TWO HOURS! Seriously, how long does it take to look at a 1500 square foot house!!! It was getting dark and I figured the sellers would be home soon.
I was patient, as I could see buying signals and kept asking how they liked it. When it looked like we were ready to leave I came right out and asked, "well, what do you think, do you want to buy it?" They said yes without hesitation!
So I (without hesitation), whipped out the paperwork and we sat down at the kitchen table to write the offer. I had no longer sat down when I got a call from the listing agent asking how long we were going to be, as the sellers had a child and needed to get them to bed. They had been driving by the whole time we were there and it was around 9:00pm by now.
I told him I had some serious buyers, we were writing an offer and would be done in a snap. He called back in 5 minutes and said, "take your time!" In fact he said if I'd like, we could leave the offer on the kitchen table. So I did.
After we were done, my clients and I stood outside in front of the house talking for a few more long minutes, while the sellers came home and went inside. Shortly thereafter we all left and I got about 5 minutes down the road when I got a call from the listing agent telling me, "we have deal!". He said in fact, if I was still close by, he would call the sellers and have them leave the signed offer in their mailbox.
My first thought was, really? This listing agent didn't even look at the offer. He assured me that the seller was completely fine with the offer, it was cut and dry, he (the agent) knew me well and was OK with that if I would fax him a copy the next day. No problem!
Happy ending, and with the exception of what seemed like an all day inspection (yes the buyers were there!) everything went off without a hitch and we closed in 30 days!
