Windstar 3rd Quarter Inventory Results
As we approach the Naples peak selling season perhaps it’s prudent to review where we’ve been before discussing where we are going as it relates to the Naples real estate market. First some current and historical facts.
The National Scene
- Nationally, the inventory of homes for sale peaked at 4.5 million units in 2007.
- Current inventory levels are closer to 2.5 million units nationally.
- New housing starts have been running at a 700,000 annualized pace, less than half the 1.5 million average rate over the last 50 years.
- The shadow inventory of distressed homes is no longer the threat it once was.
Delinquent mortgages remain high at 7% but their share of the market is down from 10% in 2009 suggesting inventory will further decline.
The Naples Real Estate Market
- In March of 2007 Naples real estate inventory levels stood at 12,440 units.
- Current inventory levels hover around the 6000 mark, a rather impressive 50% drop.
Windstar Real Estate Market
Consider that in 2008, 2009 and 2010 Windstar had 21 sales in each year. In 2011 there were 26. Through the 3rd Quarter of 2012 we’ve already had 33 sales, a 57% increase from 2008-2010!
What this means to you. If you have been waiting several years to sell your Windstar property, this just may be the best time to do so in almost a decade. There are currently 4 single family homes for sale in Windstar, and 21 condos and coach homes.
