The number of available single family homes in Almaden Valley continues to drop, from 60 last week to 58 this week. The percentage of listings that are under contract increased from 48% to 49% over the same time frame. As active as buyers are, they are likely to be disappointed by the decrease in inventory. Around this time last year, there were 44 homes under contract while this year we have 54. Buyer interest is definitely there, likely driven in large part by the historically low mortgage rates. All we are missing are the homes for sale.
