The Southwest Allen County 3rd Quarter market consists of single family site built homes, villa, condos, and townhouses located within Aboite and Lafayette Townships of Allen County, Indiana.

 The data collected is from the Upstate Alliance of Realtors MLS otherwise known as UPSTAR MLS and is not guaranteed but considered reliable. Information collected is for the time period of the Months July,August,and September of 2011 and 2012 for comparative purposes. This study does not include private sales or those new construction homes not reported to the MLS.

 

 

Number of Homes Sold during the 3rd Quarter of 2011 in SW Allen County:  203

Number of Homes Sold during the 3rd Quarter of 2012 in SW Allen County;  202


Average Days on Market for Homes sold during the 3rd Quarter of 2011:  70

Average Days on Market for Homes sold during the 3rd Quarter of 2012:  72


     Nothing too exciting to report here. Given where we've come from, a steady market is a nice problem to have.

3rd Quarter 2012 solds and days on market

 

Average Sales Price for the 3rd Quarter 2011:  $215,649

Average Sales Price for the 3rd Quarter 2012:  $221,292

 

Median Sales Price for the 3rd Quarter 2011:  $174,900

Median Sales Price for the 3rd Quarter 2012:  $176,312


     A slight increase of 2.5% in the average sales price and a little less than a 1% increase in the median sales price for the 3rd quarter of this year in comparison to 2011.  While not an overwhelming number, it is positive news and builds upon previous upswings in the area with the 3rd quarter average sales price beating the 2011 year end average sales price by more than 6%

    There are currently 278 Homes for sale in the Southwest Allen county area with an average list price of $263,850.  I anticipate with continued low interest rates that Southwest Allen county will continue to see steady growth in pricing and volume going forward.
