Breckenridge Homes Market Report Jan – Sept 2012

Breckenridge home sales are on the rebound similar to the rest of the Breckenridge Real Estate market.  From January until the end of September 2012 there have been 171 Breckenridge home sales.  This is a 19% increase over this same period in 2011.  The lowest number of annual Breckenridge homes sold in the past 6 years was in 2010 with 96 home sales.  2012 Breckenridge Real Estate home sales are up 78% over 2010.

While the number of Breckenridge home sales has increased quite drastically in the last few years, the average sold price per square foot has remained relatively steady.  The average sold price per square foot so far this year has been $285, with 2011 at $282 and 2010 at $286.  At the height of the Breckenridge Real Estate market in 2008, Breckenridge homes were selling  for $346 per square foot on average.

The current average sold price for a home in Breckenridge CO is $922,148.  In the past 6 years the highest average sold price was in 2009 at $1,085,504.  Don’t let the average sold price scare you, there are homes for sale in Breckenridge CO under this average, there are even some under $300k!

Hi Krystal - That's great news and I'd guess that the rest of Summit County is experiencing a similar recovery. Now would be an excellent time to check out the opportunities to buy a home in a wonderful year-round resort community - it doesn't get much better than bottom of the market (or just a bit past it) and very low interest rates.
